The company has a 2-step model for their expansion project in the U.S. The first step will be locating a site for office space and the second step will be locating a site for production. For clarity, there are two projects within one listing. Highly interested in Florida, and especially within a 2h drive from any International Airport near other tech companies. However, they would potentially also be interested in other States and are willing to consider all options. Production facilities ideally next to the office space, otherwise max 0.5h driving distance to the office. For the Office space they are looking for greenfield land to build; then lease. For Production, they are looking for an existing building – lease. The facility size requirements will be: Office space (Y1): building ~3,050 square feet of which half will be a dedicated demo area // Production (Y5); ~19,600 square feet (to be scaled in subsequent years of operation). The project’s land needs are: Office space (Y1): Office building ~0.15 acres (2x size of building needs) // Production (Y3): ~0.30 acres. (Y5): ~0.70 acres. (1.5x size of building needs).
-On a yearly basis, the project will employ:
• (Y1) 7 (all sales)
• (Y2): 10 (all sales)
• (Y3): 16 (10 sales + 6 production)
• (Y4): 23 (12 sales + 11 production)
• (Y5): 35 (14 sales + 21 production)
They will be running 1 shift (8 am – 5 pm). A construction budget will be set up for printing their office space + additional contracting.
Local construction crew to be used for any job related to refurbishing the production facilities, if needed. Warehousing is done internally, will potentially stock at local supplier based on the size of warehouse. Trucking and logistics outsourced. For production, Y1: Finished goods will stay on-site on avg. ~15 business days. Incoming material will stay on-site for processing on avg. 110 business days.
The company would like to have a site decision made 2 months after the Prospect Live Event.
Tipping points for a community to land the project: • Receiving a fully funded piece of land for their office space and subsequent production facilities, e.g., with a 5-year lease agreement for the building (or subsidized so that we own it). • Expedited permitting of new office building to be printed. • Proximity to an international airport with good flight connections to the US/Canada (customers and employees) and Latin America (customers). Max 1-1.5h driving distance from airport to office space. •Proximity to steel suppliers/manufacturers incl. Mexico (e.g., through ports).
Additional Information they would like to share with communities:
•Seek to print our own office space in concrete using their self-developed and manufactured 3D construction printer. The goal is to start construction of the site in May 2022.
• Seek existing buildings for our production facilities (i.e., should not be printed). We expect to initiate the process in Q2 2023 and be fully operational Q2 2024.
Besides direct jobs created, landing the project in your community will also bring:
•Indirect jobs created through their distributor and end-customers using their technology in construction projects, both commercial and residential
•Media attention: Based on the company’s worldwide experience, new projects (such as our planned office space) bring much attention from local and global media.
•Outside perception: ensuring that the local community (and State) is perceived as a center of excellence for this new technology which is disrupting the world’s (and the US) largest industry. Bringing in the world’s leading manufacturer will only cement that.
